Berlin Apartment Hunting Tips
Berlin's rental market is fiercely competitive. Or just ask the — it knows all of this and more.
German landlords expect: Selbstauskunft, SCHUFA, last 3 pay slips, copy of ID/passport, and ideally a reference letter. Have all PDFs ready to send within minutes.
Popular listings receive dozens of requests in the first hour. Set up push notifications on ImmoScout24 and WG-Gesucht. Apply immediately with all documents attached.
Searching from within Berlin with a local address dramatically increases your chances. Book 3–6 weeks of bridge accommodation before arriving, then search on the ground.
1-Zimmer-Wohnung / 1ZKB: studio/1-room. Möbliert: furnished. Kaltmiete: without utilities. Warmmiete: with utilities. WBS: social housing permit. Befristet: fixed-term. Kaution: deposit.
Register your address at a Bürgeramt within 14 days of moving in. Your landlord must provide a Wohnungsgeberbestätigung. Without it: no bank account, no phone contract, no residence permit.
Never send money before visiting in person and signing a contract. Prices far below market are a red flag. Use platforms with escrow protection.
